Get pre-approved:

  • This will give us a great starting point. You should talk with your loan officer about financing options/programs that would suit you best. From there, they can give you the estimated monthly mortgage payment amount for the type of loan program you are interested in. 
  • Your lender will probably ask you to provide statements of your liquid assets from the last three months, as well as: checking accounts, savings accounts, 401K, retirement accounts, mutual funds, stocks and money market funds.
  • Your mortgage underwriter will most likely require you to produce all withdrawal and deposit statements from the last 3 months.
  • Don't make large purchases with credit cards and/or apply for a car loan before talking with a home loan advisor. This could adversely affect your purchasing power.

Be well informed:

  • Find out as much as you can about the areas you want to live in. You can search Tucson homes by: single family residence, school district, gated communities, golf course communities, condos and townhomes, etc., all from this website.
  • I will: preview homes, narrow down a list of homes that best meets your criteria, schedule showing appointments and keep you informed of what is new on the market. Setting up automatic e-mail alerts for new Tucson properties on the Tucson real estate market can be done from this website.
  • Once you have found the home you want to purchase, we will: factor in the condition of the home, improvements made to the property, market conditions and comparative homes in the area, giving you a price range to help you decide what price you are comfortable offering.
  • I will walk you through the entire purchase contract, which includes: earnest money, deadlines, contingencies, warranties, etc.
  • After negotiating your terms and conditions of the contract and obtaining contract acceptance, I will set up and be at all home inspections. This is optional, but vital and it's in your best interest to have the home inspected by licensed home inspectors.
  • I will also be with you during the final walk through before closing. 

Make sure your being represented by a REALTOR®:

  • I have ongoing educational requirements in: agency law, contract law, disclosure, commissioner's standards, real estate legal issues and fair housing.
  • Remember that if you are buying a new construction home and you talk to a site agent, or if you walk into an open house and you talk to the seller's agent, you are not truly being represented. These agents are not looking out for your best interest. This is because the agent at the new home site is representing the builder and the seller's agent is representing the seller.
  • Call or e-mail me as soon as possible, so we can set up an appointment to see homes specific to your wants and needs. A new home builder will require a buyer's agent to be with the prospective buyer on the first visit to the site in order for the buyer's agent to be involved in the sales process and to represent your interests.
