Get your house ready to sell:

  • Make your home presentable to prospective buyers by picking up all clutter.
  • Open curtains, blinds, shutters and turn on a few lights to give the house a welcoming feel.
  • Put away family pictures, trophies and other memorabilia. Allow prospective buyers to envision their own personal belongings in the home.
  • A little curb appeal, paint and kept yard, should help you attract potential buyers.

Finding a real estate agent to represent you in the sales process:

 * Not all Tucson real estate licensees are members of the National Association of REALTORS®. REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® also subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. 

The real estate agent who quotes you the highest sales price for your home and is well above what other real estate agents have shown you, given data from the comparative market analysis, may be doing you a disservice. This questionable practice is known in real estate as buying a listing. This agent bought your listing, with the intention from the very beginning to try and persuade you to lower your sales price.

If the sale amount remains and is priced too high, there will most likely be less traffic and fewer showings during a critical time of the listing, the 1st two weeks on the market. News travels fast to all the REALTORS® that have access to the Multiple Listing Service and these agents will share their knowledge of the market, using comparables in your area, with their buyers.

Lowering the sales price at a later time may be seen as a desperate move and buyers may respond by asking even lower than what the comparables would suggest. 

It is important for the seller to price the home right the first time. This is achieved by: understanding the current market conditions, reviewing recent comparables, factoring in appreciation based on what the market has done and what it is currently doing.

Noting all the things that sets your home apart from the competition such as: upgraded appliances, flooring, kitchen & bathroom remodeling, window coverings, custom features, landscaping and views etc., is also very important when deciding what the right price should be set at during the listing appointment.

Make your house available to show:

  • Be prepared to leave the residence so the home can be shown without you there. The buyer will usually feel more relaxed with less pressure to hurry through the home. This will also help eliminate a problematic situation of "he said, she said."  There aren't any verbal contracts in real estate. Everything must be in writing.
  • Make sure the home is presentable.
