People who make money flipping houses & turning capital gains, are the ones who are willing to put in the time to learn the business, and have enough resources to carry them through the sale of the invested property.

The investor has to know their market well, find a piece of real estate that is below market price and whose values can reasonably be marked up, make necessary improvements to the property, and sell as quickly as possible.

There is greater potential for you to make money in rehabbing a fixer-upper, than a resale home that doesn't need any improvements, especially if most of the work is done by you.

Investors oftentimes choose to buy new construction properties, and wait out the developement phases in a new subdivision to flip and make a profit.

Typically an investor will seek out a distressed property (resale), and try to negotiate with the seller a sales price below the current market value. Spotting an underpriced property will require detailed research on home prices in any given area. Don't be fooled by the late-night real estate gurus.This shouldn't be a get rich quick with minimal work mentality. Although there is great potential to make money in flipping properties, you probably shoudn't quit your day job unless you have enough resources to hang on to a house for awhile.

After you factor in taxes, utilities, cost of repairs, time, labor and finding a ready, willing and able buyer, you may be more involved than you thought you were going to be. If you are carrying a mortgage on the acquired property, you will have to also factor in interest and insurance.There is alot of competition out there, and the best deals move quickly.

This is a business where there is no income until liquidation at the end of closing. Every day you own the house will cost you money. For those who flip houses on the side, with a steady stream of income coming in from another job, this is a great way to invest. Holding onto a house for a greater length of time (over 1 year), may give you added tax benefits.

It is important to price the home right the first time when placing your investment into the housing market. Time is money. When flipping a property, you will want the house to sell quickly, but many first time investors will overprice the home. The investment property may get overlooked by potential buyers who understand the market value in the neighborhood.
